The permit that must be obtained from the competent authority before construction begins, ensuring the works follow the approved plans.
All termsA building permit is the authorisation that must be obtained from the municipality or governorship before construction may begin. It certifies that the architectural, structural and installation projects have been approved as conforming to the zoning plan and legislation.
Application is made with the title record and approved projects. After issuance, construction must start within the statutory period and the building must be completed within the further statutory term; once these lapse, the permit becomes void and must be renewed. The permit and its annexes must be kept on site throughout the works.
Buildings constructed without a permit or contrary to it face demolition and administrative fines, and cannot obtain an occupancy permit. In sales, whether the building is permitted and conforms to the approved projects is as important a due-diligence item as the title record itself.
